Obviously, you want to choose homes that are comparable to yours in size, upgrades, neighborhood, etc. Once you can determine the average for your area and size house, be sure to price aggressively. Curb Appeal

Curb appeal can go a long way when it comes to selling a home. Most homebuyers will look at your home online before seeing it in person. If they don’t like the way the house looks from the outside, it will deter them from seeing the inside. You can easily improve the curb appeal of your home without spending a fortune too. Simply make sure your grass is cut, you remove any weeds or overgrown bushes, and you clean off dirt and debris from the siding. If you want to do a little more, consider adding some plants or landscaping for better curb appeal.

Décor

You don’t have to replace all of your belongings before putting your home on the market, but you do need to make it somewhat appealing. Try to take down any items that people may find offensive or that may be considered gaudy. It seems silly, but some potential buyers may have a hard time looking past that. You should also try to replace any personal pictures with framed or canvas wall art. This gives your home a neutral look and will help the potential buyers see themselves in your home. If there is too much personal stuff around, the buyer may not be able to picture your house as their home.

Clean

If your home is cluttered or dirty, you’ll have a hard time selling it. Make sure that you do at least one thorough cleaning of your home, and then try to keep it tidy during the selling process. Vacuum, dust, sweep, empty the garbage, wipe up spills, and even pop in an air freshener or two. When you can make your home feel and look clean, it will be more attractive to potential buyers. 

Market

Although you may have a realtor, there’s no harm in trying to market your home yourself, especially if you want to sell it fast. Push out links to your home on your social media accounts as well as other online sources, such as Craigslist or local news outlets. Hang flyers up around your neighborhood, and be sure to tell friends and family members to spread the word too. The more people who know about your home, the better chance you have of selling it.
