Large red sandstone detached house for sale. The property has 4 public rooms, 5 bedrooms and 2 bathrooms. There is a large dining kitchen. All the windows now have modern double glazing. It has a large back garden. It is close to the train station. The international Airport is less than 20 miles away and it is next to a main line railway station. There are good local schools and supermarkets close by. The UK Royal Family owns a large estate which is less than 10 miles away. The property does need some internal repair and upgrading. It used to be a Bank at one time so that the security (bars) is good on downstairs windows and there is a walk in Bank Safe on the Ground floor. it has a full size snooker table which can be removed to use the room for other purposes. The House is large enough to accomdate 2 families if needed. The Insurance value for rebuild purposes exceeds £500,000. In perfect condition the property would easily be worth £270,000 and even more. Offers in the region of £230,000 to be accepted quickly. However the Property is currently being auctioned on the UK Auctioneers: FuturePropertyAuctions.co.uk (search term - pathhead) where bids can also be placed in an Auction. It is believed it would make a good investment for resale at a profit with essential repairs, or a large home to live in, or as a 2nd home to visit from time to time.
PLEASE NOTE THAT SURVEYORS GIVE OUT VALUATIONS BASED UPON SIMILAR PROPERTIES IN THE IMMEDIATE VICINITY. THERE HAS JUST BEEN A SIMILAR PROPERTY ADVERTISED FOR OFFERS OVER £415,000 GBP WITH ONLY 4 BEDROOMS AND ALSO BUILT OF SANDSTONE. I WOULD THEREFORE STRONGLY ARGUE THAT THIS PROPERTY IN PERFECT CONDITION WOULD FETCH A SIMILAR PRICE.
On the plus side, all of the windows have been double glazed with mahogany surrounds at high cost. The previous owner is believed to have reroofed the building. There are lots of period features including nice cornicing. All the Electrics and Plumbing should still work including the main bathroom and shower room. There is clearly an enormous opportunity for substantial profit from the renovation which should not cost more than £10-£20,000 in my opinion.
Main repairs are ground floor flooring needs to be investigated and some certainly needs replaced. Boiler electrics have shorted out and need fixed although boiler is less than 19 years old for the central heating. Window in kitchen needs to be fixed (surround). First floor hallway joists are loose at one end and need to be fixed or the entire 12x8ft hallway floor needs to be reinstated but it can be walked upon. Roof V Shape lead flashing is leaky and this needs to be fixed (20ft by 6 ft space). Some ceiling plaster work is broken in upper hallway, kitchen plasterboard, and under upper hallway. And the main bathroom plasterboard wall has collapsed and needs to be fixed including radiator. Lower hallway corridor and hallway floors need to be fixed either replace all floorboards and / or also floor joists.
Several doors need to be fixed including damage to front door, boiler room door replaced, and garage side door replaced.
That is about it.
