Property information:

This delightful villa, built around 1900, lies on the hillside above Lake Maggiore, in the foothills of the italian Alps. it is situated in Magognino, an ancient village with typically italian rustic houses in shades of sandstone, dusky pink, and faded apricot. The people living in the village are very friendly and welcoming. On the outskirts of the village are forests of birch and chestnut trees abundant with deer and other wildlife. This tranquil location is only a couple of kilometres from the exit onto the main motorway to Milan.

The property is spread over several levels. There is a basement with a large cellar. On the ground floor is a self-contained flat with an open plan living room and new fitted kitchen diner, two bedrooms, a bathroom and small patio. This flat has been a successful holiday rental and can also be rented out on a longer-term basis.

The first floor has a large kitchen with French doors opening onto a balcony, with glorious views of the snow-capped Alps. Off the kitchen is a roomy pantry with glass-fronted cupboards lining the walls. Some redecoration would be needed in the kitchen area. There are two boilers, one in the cellar and one in pantry. Both were installed 3 years ago by the present owners and are serviced annually. Opposite the kitchen is the living room with a working fireplace. There is also a toilet and laundry room recently renovated.

The second floor has the original wooden flooring. There are two large bedrooms with French doors onto the balcony with views of the village and the lake beyond. There is spacious storage with built in cupboards. There is a large bathroom which needs refurbishment.

At the top of the house is the tower room, a typical architectural feature of Piedmontese houses. This is the piece de resistance of the property with spectacular views of the lake winding around the grey-green slopes of the mountains towards Switzerland. A perfect space for a study. The roof of the property has antique terracotta tiles with picturesque chimney pots. Underneath a new roof has been laid.

There is a store room attached to the outside of the house with planning permission to be turned into another living room or entrance hall. There is also a large double 40 sq. metre garage.

The outside of the house is equally charming with a garden of 1000 sq. metres. There are three large olive trees brought from Tuscany, a herb garden and a vegetable patch. Leading directly from the house is a flat, cultivated stretch of lawn abutted by an old stone wall. Above that are rows of terraces with fruit trees and an established crop of blueberry bushes which yield 10 kgs of fruit each year.

About the Area:

The nearest town is Stresa, 4 kilometres away. Stresa is a thriving tourist town with two supermarkets and several cafes and restaurants, and a lovely town square. There is a bustling weekly market with superb fruit and vegetables, as well as cheese and salami stalls. in the mid-1800s, the Orient Express stopped at Stresa and it became part of the European Grand Tour - visited by Queen Victoria in 1879, and other crowned heads of Europe. The hotels along the lake front are reminiscent of this bygone age, with the sumptuousness of late italian Rococo, and wonderful Art Nouveau decor. Ernest Hemingway himself lived in Stresa and wrote 'A Farewell to Arms' from one of the hotels.

There are several boats a day to the Borromean islands, Santa Catarina Hermitage, other towns on the lake and Locarno in Switzerland. There are also many historic villas that open their gardens and homes to the public. Every summer they have the Stresa Music Festival, an international classical music festival, where world class orchestras like the London Symphony Orchestra play in the Stresa Convention Centre and the hotels. There are also street musicians and jazz in some of the cafes.

Stresa is within easy access of Milan. There are several trains a day. From Carciano near Stresa, a cable car takes you to the top of Mottarone, a mountain ski resort. Near the top of Mottarone is Alpyland, a bobsled roller-coaster, and the Alpine Gardens.

There are also several golf courses near Stresa. The nearest one is 5 minutes from Magognino. There are beautiful hiking trails in the Val Grande, Europe's biggest national Park, only 20 minutes from Stresa.
