In the charming city centre of Szeged, Hungary, a prominent looking building with garden is for sale.

The site is unique - it is in the heart of the city but is also quiet and provides excellent intimacy. From here much of Szeged is within walking distance - grocery, mall, bus/tram stop, cultural area (right next to it is also a cultural centre), theatre, museum, river, restaurants, pubs, spas, gyms, services, etc.

Transportation:
Hungary, and especially Szeged is well communicated by interstate highways and trains.
Borders: short distance to Serbia and Romania (Croatia somewhat further)
Through Budapest: other borders (Slovakia, Slovenia, Austria, Ukraine) and Lake Balaton
Main train station in Szeged: 5 min by car
Budapest (capital): 1 hour by car ; 2 hours by train

The house:
It was built around the turn of the 19/20th century ~ year 1900 in a unique style that our family successfully preserved and handed over to the 21st century. It is a so-called civil house, meaning the home of an upper middle class family (the original owner was an entreprenuer in logistics of the time with animal-driven carriages, and he had an enormous property around the house). The 4 bedrooms are greater (26-40 m2) spaces. It had been maintained as a home by our family. Partial renovations were carried out (e.g. insulation).
Heating is through gas convectors. The overall condition of the house can be seen on the pictures, but we happily provide more information in detail if needed. On the back side of the original long house two smaller terraced buildings are attached, one is inhabited (both owners are willing to sell their property).

The front of the house is along an avenue. The entrance to the house is from the side where also a parking area is located along with a grassy garden complete with a walnut and pine tree (158 sq.metres property). From the side and back a fence ensures the privacy of the residents.

Prospects:
The house served as our family home for decades, but it has great potential for development as a gallery, medical clinic, space for retail or office use, or even as a luxury home. Along with the single-floored living area, there are enormous spaces below (cellar) and above (attic) which can be developed. The roof's orientation is ideal for solar panels (south-southwest) of more than 15 kWp, irradiation in this area is about 1500 kWh/m2/year.

Net usable main floor area: 180 square metres
External garden & parking area: 158 square metres

The purchasing process can be eased by the ex-resident family members: fine English knowledge, professional architectural advices. Personal connections may help at any legal questions that might arise.
