The apartment itself is a ground floor, 3-bedroom apartment in this very stylish and individual period building on the sea front. The apartment building is only separated from the sandy beach by a boardwalk and there is a shared swimming pool with a terrace with views across to the ile de Re.

There is a large open plan living/dining/kitchen with 2 sofa beds, the largest bedroom has twin beds, and the other two respectively have a double bed and bunk beds. Bathroom has a bath with shower over it, but there would be plenty of room to install a separate shower, separate wc also included. Electric heating which is very efficient so the apartment can be used all year round, there is also mains drainage.

The apartment will be sold furnished and equipped - with extras including satellite tv, dvd player, microwave, lamps, kitchen equipment, and other items.

The current owners have made a lot of improvements to the apartment since acquiring it and it is in excellent condition. This apartment is one of only two in the whole building to have 3 bedrooms, most of the others are studio or one bedroom.

Other co-owners let their apartments out for very good rental income - thanks to the proximity of the apartment to both beach and centre of town, making it quite unique. Despite the proximity to town it is still a very quiet and peaceful location.

ABOUT THE AREA



The holiday resort of La-Tranche-sur-Mer is on the Atlantic coast in the south of the Vendee. it faces south towards the ile de Re and has one of the most favourable climates in the Vendee, and with 8 kilometres of fine sandy beaches it is one of the Vendee's most popular resorts. The white painted houses and Narrow streets give the town a Mediterranean atmosphere. For most of the year it is a peaceful quiet resort, but in July and August the streets and beaches burst into life with a multitude of holiday makers. The evenings come alive with entertainment, featuring both shows and street artists. La Tranche-sur-Mer is also a Mecca for water sports, and in particular windsurfers and surfers, and with its excellent nautical centre, the dingy sailors are also well catered for, and many national and international events are held here especially windsurfing events.

This very popular seaside resort originally known as 'Carvor' has been an active port for centuries due to the protection afforded it by the ile de Re. Today the port is more an anchorage for pleasure boats, though during the season there are excursions by boat to and around the ile-de-Re, Fort Boyard, L'ile d'Aix and La Rochelle from Mondays to Fridays. As one would expect of a popular holiday resort, there is a varied selection of eateries from creperies, pizzerias, bistros and restaurants to snack bars and ice cream parlours. The shopping experience is also well covered with shops selling such diverse things from gifts and souvenirs to beach goods and clothes. Apart from the glorious beach la Tranche has many other attractions which include l'Aunisceane a swimming pool complex, karting, Horse riding and the Amusement Park, Le Monde des Enfants - L'ile aux Pirates. There is also an excellent market with a vast range of stalls in the Town's main square every Tuesday and Friday.
