7 Signs of a Failing Roof That Call for a Replacement

Without constant vigilance, it is easy to miss those telltale signs that a roof is aging. While these signs don’t always suggest you need an immediate replacement, it does signify that you need to pay attention to maintenance as it will continue to decline and need repairs. Here are seven signs of a failing roof that call for a replacement from the experts at Elysian Construction.

1. Missing Shingles

Weather patterns like high winds, rain or blizzards tend to wreak havoc on shingles. It is not uncommon for homeowners to find shingles laying on the lawn or the rooftop:

  • The wind is the most common reason for shingle loss and water damage
  • Hail is also likely to dislodge, damage or break off shingles
  • Heavy rain tends to damage shingles, causing them to swell and break

If you notice the signs, have your roof inspected as water weight will cause it to collapse.

2. Damaged Shingles

Homeowners will often experience blistered, cracked or curled shingles as a roof begins to reach the end of its life cycle. Blistering also suggests there are additional issues that are present, such as water leaks or moisture, causing the shingles to react undesirably.

3. Sagging Roof Structure

A saggy roof is a sign that it is no longer able to protect your home, whether because of its age, wear-and-tear or improper installation. If you live in an area prone to heavy snow and rain, it could also be sagging because of improper upkeep. When a roof takes on this characteristic, it’s a clear warning of collapse, so you must act quickly to avoid it.

4. Shingle Granules Deposit in Gutter

You should be cleaning your gutters at a minimum of twice a year to avoid blockage of your drainage system and standing water on the roof. Take the time when cleaning to look for shingle granule deposits in the gutter system as they tend to break down over time and build until the weight of it forces the gutter to become insecure and broken. As the granules become more noticeable, it is a clear sign you need to replace your roof.

5. Flashing Damage

The flashing is an essential part of a roof’s infrastructure as it intersects with objects like the joints, dormers or chimney to reinforce these surface areas. When the flashing is damaged or not functioning correctly, it will lead to water damage in the home or roof.

6. Algae and Moss Damage

You will notice darker, dirty spots on your roof that indicates shingles are damaged or that algae and moss are growing. You need to have a roof inspection. Without a proper professional cleaning, the algae will damage shingles and cause them to break off.

7. Roof Leaks

If you notice water dripping or mold in the attic, there is a probability that your shingles and flashing have either deteriorated over time, are broken or are missing altogether.

With annual maintenance checks and cleaning, you will ensure your roof gets the most value. A professional roofing company will also advise you of when your roof needs a replacement.
