The main floor has double French glass doors from the enclosed porch and has an open concept with a living room, dining area with table for 8, and fully equipped kitchen, a large island with a wine refrigerator. There is also a separate laundry room and pantry with a chest freezer. There is lots of parking outside the door to the kitchen, and the main floor is handicapped accessible with wide doors and a concrete ramp to the kitchen door. The house has 3 bedrooms and 4 full baths. The huge master on the main floor has 2 queen beds, two large closets, and a large office area and double wood doors to the enclosed front porch. The suite master bath has a soaker tub and separate shower, 2 sinks and a private stone wall enclosed garden. The other main floor bedroom has a queen bed, separate office alcove and a suite bath. Upstairs, there is a third bedroom with 2 double beds, a separate full bath and a seating room- office with a futon for extra guests.
Two of the very special features of the house are the main floor entry enclosed porch with beautiful colonial-style wrought iron security screens and door coverings, and handmade gas, colonial-style lanterns for a romantic nighttime atmosphere. There is also a very beautiful second floor screen enclosed palapa style porch, also with gas lanterns. In front of the house, there are a natural stone fountain, pool and water feature.
Off of the upstairs porch, there is a very large tiled terrace overlooking the jungle, perfect for bird watching, sunbathing, yoga, parties or overnight outdoor camping. There is also a large walk-in storage room. All of the furniture, appliance, accessories and 4 mini-split air conditioners are included with the house, only excluding artwork. This includes 3 TVs, WI-FI and telephone antennas, 6 burner gas stove with oven, microwave, large refrigerator, wine cooler, washer and dryer and chest freezer. The house has 2 propane gas tanks, and 2 water wells with submersible pumps. If a new owner wishes to rent the property, there is currently available a property manager who can handle advertising and rentals.

AMENITIES
 


The private road from the street to the house has 2 security gates, one at the entrance and one at the 3rd hectare back where the house is located. This gate is wooden for added privacy, with electronic opening and is just before the caretaker's cottage. The cottage has air conditioning, a living room-kitchen, full bath, bedroom, walking closet and secured screened porch. Next to the cottage is a large storage shed. There are also moveable dog houses. There are wide, pathways through the jungle to commune with nature. The property has mandarin orange, bitter orange, avocado and coconut trees, and vanilla bens plants, lemon tea bushes, edible Mexican cactus and other native species. Even though neighbors are not really near, there is a sense of community and friendliness among the home owners in this area of the Ruta de los Cenotes. There is a large chicken and duck house with an enclosed yard and duck pond. The property has 4 electric meters and transformer designated for the 4 hectares, which are maintained by CFE, the public electric company.

CONVENIENCES
This house is an easy 15 minute drive to the public beach in Puerto Morelos where there are also lots of shop and restaurants, within 10 minutes to the "Colonia" where there are also good restaurants,local shops and several large grocery stores, and within 30 minutes to the Cancun airport. There is also an international polo club to see matches within about a 5 minute drive from the house.There is public transportation in small minibus from the road entrance, or taxi service if you do not have a car. Biking is also possible.A small convenience store with good local food service is less than a mile away. Or, take out delivery is available from some local restaurants.
Amazon Mx delivery can also be arranged. In the case of unforeseen medical issues, there is a 24 hour hospital with emergency and ambulance service less than 15 minutes away, staffed by English speaking MD on duty. Probably the most exciting new amenity which is still being completed, is the Mayan Train which is expected to be completed by 2024. This high speed train will start at the Cancun Airport, with stops including Puerto Morelos and circle the Yucatan peninsula. It will allow everyone to visit the many incredible Mayan ruins as well as colonial cities.
