PROPERTY OVERViEW

With its charming, laid back atmosphere, warm climate and breath-taking natural scenery, it is little wonder that Tuscany continues to be one of the most sought-after locations across Europe to live. On offer here is a chance to make a smart investment into this magnificent part of the world with this range of apartments and townhouses in a beautiful complex.

Located at the wonderful Villa Aurora in the stunning spat town of Montecatini Terme, there are four properties left for sale at the complex, all of which features 2 bedrooms, beautiful modern designs and terrace areas on which to savour the fabulous surroundings.

This wonderful place not only offers buyers a potentially stunning place to live but also a fantastic investment in the holiday rental market thanks to ideal location. Not only is Montecatini Terme a wonderful place in its own right but its also a great base from which to explore the many other mesmerising places italy has to offer such as Florence (just 45 minutes away) and the coastal areas of Livorno and Cecina.

Sports and leisure fans will feel right at home here as the area is surrounded by many excellent walking, cycling, fishing areas and ski resorts. Golf fans will be equally happy as the property is also near many wonderful courses such as Golf Montecatini Terme S.S.D. (just 7 miles away) and Golf Club Quarrata (just 15 miles away). Soccer fans will also be intrigued by the fact that the property is just 45 minutes away from one if italian football's biggest clubs, ACF Fiorentina, who compete against the likes of Juventus, inter Milan and AC Milan in italy's top division, the legendary Serie A.

Despite being located in the beautiful italian countryside, the property is very well connected transport wise, both locally and internationally with Florence international Airport just 28 miles away.

PROPERTY DETAiLS

The whole project is unique, not only due to its location, in close proximity to the world-famous thermal springs and central park, but also for its exceptionally high standard of quality, comfort and safety.

The residential complex consists of two parts: PALAZZO STORiCO and PALAZZO MODERNO.

PALAZZO STORiCO offers apartments in a carefully restored historic building built in the Liberty style in the early 20th Century. The building was designed by one of the most famous architects of his time, Giulio Bernardini.

The reconstruction took place under the direction of architect Robert Agnelli and civil engineer Marcello Mucci. During the reconstruction, work was carried out to strengthen the foundations of the entire building, with the complete replacement of floors and utilities, the consolidation and partial replacement of load-bearing walls with reinforced plaster, and the replacement of original paint with modern insulation material with a noise-dampening effect.

Windows and walls are made of wood with acoustic (43 dB) and thermal indicators.

The heating system is a combination of underfloor heating and an autonomous air conditioning system. The plumbing system is equipped with a water softening and purification system. Thanks to the combination of the above materials and technologies, the building will achieve considerable energy and heating savings.

The materials used during construction and reconstruction are of the highest standard, in keeping with the premium quality of the entire project. Our aim was to ensure that both the buildings and individual apartments provide a long-term, top-quality living experience and fulfil the vision of architect Giulia Bernardini, the designer of the original PALLAZZO STORiCO.

PALAZZO MODERNO consists of two townhouses with large terraces and a private garden. Both townhouses are built as two-storey apartments in a modern style.

ABOUT THE AREA

Montecatini Terme is the most famous italian spa town. it is located in Tuscany, in the province of Pistoia. The town was founded by Archduke Leopold i of Tuscany (Pietro Leopoldo), who began to use the therapeutic springs in the late 18th Century, which led to the development of the town as a new spa destination.

The town and the spa industry saw its greatest boom in the early 20th Century, when Montecatini Terme experienced the period of its greatest prosperity. Most of the spa buildings, hotels, villas, and private homes were built in this period.

Montecatini Terme is characterised by its elegant colonnades, thanks to which it also known as the 'italian Carlsbad'.

UNESCO placed Montecatini Terme on the list of the Greatest Spas of Europe - TOP 11 elite spa towns in Europe.

Montecatini Terme was nominated for the prestigious UNESCO list of 'Great Spas of Europe'. The shortlist included eleven elite spa towns across Europe. There were a number of criteria for nomination, ranging from the quality of the natural therapeutic practices used, through the town's unique urban design, architectural precision, the range of services and cultural life in the town, to the atmosphere of the town as a whole. Montecatini Terme thus joined the company of other famous spa towns such as Vichy, Baden - Baden, Carlsbad, and Bad Ems.

Many famous people have stayed in Montecatini Terme. The resort's pedestrian zone even has its own Walk of Fame (similar to the Hollywood Walk of Fame). it contains the names of stars who have visited the resort over the last 100 years: fashion designers Gianni Versace, Coco Chanel, and Christian Dior; artists Paul Cezanne and Amedeo Modigliani; actors Kevin Costner, Robert De Niro, Arnold Schwarzenegger, Sofia Loren, Audrey Hepburn, Marcello Mastroianni, and Bruce Willis; directors Michelangelo Antonioni and Woody Allen; singers Tina Turner, Luciano Pavarotti, Ray Charles, Enrico Caruso, Robbie Williams, Andrea Bocelli, and many more.

Thanks to its location in the heart of Tuscany, the uniqueness of the UNESCO world-class spa, its history and accessibility, purchasing an apartment in Montecatini Terme can be considered an excellent investment.

Montecatini Terme has about 20,000 permanent residents. it is renowned not only for its spas and therapeutic centres, but also for quality services for its residents and extraordinary Tuscan cuisine. The city is a great place to live, both for residents and holiday makers.
