PROPERTY OVERViEW

With its breath-taking natural scenery and welcoming culture, ireland continues to be one of the most desirable places across the world to experience. On offer here is the chance to invest into this consistently wonderful part of the world with this massive spacious plot of land.

Located in the town of Birr, a peaceful and well-run community in county Offaly, this free-hold land is a massive 5.6 hectares in size (56,000 m2), has frontage onto secondary road, has the village/school adjacent and has been earmarked for development under Offaly county council development plan. This really is blank canvas just waiting for someone with the vision and ambition to turn it into a spectacular new residential or commercial project.

This property not only offers a potentially spectacular place to live but also the chance to venture into the lucrative and ever-growing holiday rental market, in which ireland continues to be one of the fastest growing areas across Europe. Offaly is not only a wonderful area in itself, but its central location makes it the perfect base from which to discover the endless other wonders of this famous island, so renowned for its areas of outstanding natural beauty such as the nearby Wild Atlantic Way and Wicklow Mountains. The property is also just under 2 hours away from ireland's iconic capital, Dublin.

Another huge draw in the holiday rental and residential markets is the fact that this area is a hotbed for sport and leisure activities with numerous GAA clubs, soccer pitches, walking/cycling areas, water sports and fishing areas around the River Shannon, and nearby Lough Derg areas. Golf enthusiasts will be delighted with the number of stunning courses nearby such as Birr Golf Club (just 2 miles away) and Portumna Golf Club (16 miles away). For horse-racing fans, this really is also a great location with both Roscommon racecourse and Kilbeggan less than one hour away.

The area is also very well-connected transport wise both locally, with numerous buses, taxis and train stations nearby, and internationally with Shannon Airport roughly one hour away and Dublin Airport 2 hours away.

ABOUT THE AREA

Beyond the magnificent ecclesiastical remains of Clonmacnoise, the green and watery county of Offaly doesn't feature on many tourist itineraries, which is a shame as it deserves far greater attention. Steeped in history with plentiful castle remains and the atmospheric town of Birr, Offaly also retains vast swaths of bogland (most accessible at the Clara Bog Nature Reserve), recognised for their fertile habitat of plant and animal life, as well as prime fishing and water sports on the River Shannon and the Grand Canal. Other highlights include ancient abbey ruins and the vast river fort at Shannonbridge.

The picturesque heritage town of Birr, developed around the Birr Castle estate of the Parsons family, the Earls of Rosse. With its handsome ensemble of Georgian architecture, there's a lot to like about Birr. The tree-lined malls and avenues of elegant houses dating from the 1800s tell a fascinating story. Heaving with history, Birr is one of ireland's premier heritage towns and proud of its unique character spanning many centuries.

its most famous landmark, Birr Castle Demesne, has been the seat of the Parsons family - the Earls of Rosse - for fourteen generations. Today the Castle Gardens & Science Centre attracts tourists throughout the year, captivated by the stunning formal gardens, the Great Telescope and the grandeur of the castle itself.

The town is also home to the renowned Birr Theatre - an essential regional stop-off for all major drama, dance, opera and comedy performances doing the national circuit. A great way to explore the town is to take either the Birr Town Trail or Riverbank Walk, with both routes starting from Emmet Square and covering a distance of just over 1km each.

Birr also has a rich monastic heritage and was home in the 6th century to St.Brendan, one of the "twelve apostles of ireland". The original monastic site is probably close to the castle in William Street, behind wrought-iron gates of the old church and graveyard of St.Brendan

in the late 8th or early 9th century when the monastery at Birr was at the height of its power, a scribe named Mac Regol wrote and illuminated an extraordinary manuscript. Although his images have been described as primitive, Mac Regol's gospel is recognized as a unique and important work of art. it is now in the Bodleian Library in Oxford. However beside the R.C. Church (Wilmer Road), in the library (tastefully converted from a Pugin designed convent chapel), is the only copy of the Four Gospels known as the Book of Birr or Macgregols Gospels.

Or, if you're after a more energetic bout of exercise, why not pay a visit to nearby Birr Equestrian Centre where Noel Cosgrave and his team offer riding lessons and cross-country treks 7 days a week. After which, you might need a sit-down and something to eat in one of the town's many restaurants, cafes and bistros! Tearaways Pet Farm and Activity Centre outside the town of Birr, not only offers families the delights of the Pet Farm with its variety of animals, but there's also a go-cart track for wanna-be young rally drivers, playground, football area, sandpits, Barrel train and Sledge run. A fun and adventurous place for children to explore.
