Property Overview

if you have ever dreamed of basking in the glorious Mediterranean sunshine and making a smart financial investment at the same time, then this superb property in Zante (aka Zakynthos), Greece, could be just what you're looking for.

Located on 2080 m2 of scenic land, this beautiful villa features, among many others, 4 bedrooms, 4 and 1/2 bathrooms, a kitchen/living room area, an office/living room area, garage, private garden and multiple balconies on which to absorb the breath-taking surroundings (and sunshine of course).

As well as being a comfortable, spacious, and modern place to live, this property has limitless potential as a holiday rental home or hospitality business due to its spectacular location in the popular tourist resort of Kalamaki. The villa itself is just 800m from the beach. Kalamaki is a well-connected and serviced area, with access to bars, clubs, restaurants, activities and more.

Zakynthos airport is just a short drive from the property.

Property Details

The villa has 4 ensuite double bedrooms (two upstairs with sea views), a very large kitchen come living room, an office come living room on the upstairs internal balcony, an additional bathroom with laundry facilities, and below the ground floor an equally spacious garage that may also host a workshop or room for additional activities (home gym, play room etc, currently not developed internally).

The house entrance is facing west. Four bedrooms are located to the south (two on each floor), and the plain open living space is located to the north. Both general areas span from east to west.

There are balconies/verandas surrounding the ground floor of the house, one at the front outside the kitchen-come-living room, one upstairs with panoramic scenic views as an extension of the office-come-living room, two small balconies on the east, one at the east of the office and one outside the laundry facilities, and two balconies for the two ground floor bedrooms. Balconies on the ground floor might come across as odd, but just to clarify, the house is lifted on an artificial hill, therefore the "ground" floor is accessed by stairs, leading to the main veranda, leading inside the house.

On the first floor, you'll see an open plain space that includes (a) the entrance (could be used as a foyer), a hallway leading to the laundry and the small veranda on the back/east, (b) the living room with the kitchen and dining area, which as mentioned has a veranda spanning from the entrance of the house up to the kitchen's side door - west to north (c) stairs leading upstairs to the office, the second living room and the other two bedrooms.

in relation to the bedrooms, all bedrooms are identical. All four of them are ensuite and they are the same size. The downstairs bedrooms have a small balcony each, which could, say have a small table and a chair or two if desired.

The entire property including the undeveloped garage is circa 400 sqm. The land - per current planning law - allows for an additional 200sqm to be built should the purpose of the property remain as a residential property or in the case of changing the property's purpose to a hospitality business, planning law allows for an additional 400 sqm to be developed, subject to planning permission which can be easily acquired. Therefore there is development potential. The land itself is circa 2,080 sqm and the ground is generally fertile (olive, citrus trees and plants currently retained with ease).

in terms of energy efficiency, the house was built around 2008-2009 and a considerable investment was made in insulation and infrastructure (e.g. insulated walls-windows-roof, underfloor heating systems, solar water heating, energy efficient air conditioning units, alternatively oil and electricity heating and water heating, rain water collection system and water storage and filtering, and many more). The energy bills are quite low for its size and especially during harsh weathers on winters and summers the house is able to retain the desired temperature.

About the area

Visits to Kalamaki are all about peace and quiet. With soft sand and some of the best tavernas on the island, this is Zante at its most laidback.

Traditional charm

Kalamaki is on the south-east coast of Zante, just a couple of kilometres from the airport. The resort has no obvious centre - just a few easy-to-get-around streets and some traditional tavernas dotted about the place. it is the charm and laidback appeal that rack up its popularity - plus a first-rate beach.

A long stretch of beach

The long stretch at Kalamaki does a kind of beach-share with neighbouring Laganas, so once you've gone through the 3 kilometres here there's plenty more sand to go round. The sea stays nice and shallow, so it's great for kids. The famous Caretta Caretta turtles like to breed here, too, so if you're lucky you'll see one or two out about in the water.

Easy nightlife

Unlike its party-hard neighbour, Kalamaki likes to keep things pretty quiet. A couple of main streets give the place a bit of a buzz, but it's basically more cocktails at sunset than hard-core nights on the tiles. Poking around the backstreets for hidden tavernas is about as fast as things get in this neck of the woods.

Close to Zante Town

Fifteen minutes by bus and you're in Zante Town, with its pavement cafes, designer shops and airy museums. it's quite small for a capital so you'll easily get round the place in a day. if you follow the narrow streets to the top you'll find a fortress surrounded by a wood, and there's always time for a glass of ouzo back at the quayside.
