Exceptional opportunity: a fully-renovated dream house in the French countryside

The 200 m2 detached natural stone village house is beautifully renovated and has been done up to a very high standard, with great attention being paid to retain the authentic look while also providing for all modern comforts. The work was completed only as recently as 2012. The result is a very charming and quintessentially French stone-built property, complete with thick authentic oak beams, original French red clay floor tiles, cosy fireplaces and woodburners.

Location: Riousse, postal code 58240, South Burgundy

The detached house is situated in the small but charming wine-producing village of 58240 Riousse (Nievre) and one of the main features of the location of the house is the stunning view it enjoys of the local vineyard from the back garden and open plan living area. This 16 hectares vineyard is part of the three vineyards of Riousse. Through a gate in the back garden, one can access the vineyard for walking etc.

Riousse is very close to another village called St Pierre le Moûtier (only 5 km away). Here one finds all amenities, including a supermarket, banks, the Post Office, pharmacies, doctor's and dentist's surgeries, schools and other shops, Bars Tabac and restaurants.

Also at Saint Pierre le Moutier is the access road to the A77 motorway.  Paris Orly airport is 2 hours' drive from Riousse. The town of Nevers at 20 minutes' drive from Riousse has a train station. From here the heart of Paris can be reached within two hours. Trains heading towards all other parts of France also leave from Nevers.

Property:

Downstairs the property consists of large open plan (57m2) living, kitchen, dining area with two large fireplaces and one wood burner. Throughout the whole property stone walls are visible, large oak beams and original French floor tiles. The fully equipped kitchen consists of 15 storage cupboards, double sink, a “Miele” built-in dishwasher, built-in fridge/freezer, a 90 cm Falcon range cooker consisting of 5 gas hobs, 2 electrical ovens and a grill. It also has a matching 90 cm Falcon cooker hood.

The open-plan living/dining/kitchen area leads onto a large hallway (22.5m2) with another wood burner and wooden stair case. This hallway leads to the downstairs master bedroom (25m2) with 6 built-in wardrobes. Next to the master bedroom  a large en-suite bathroom (11m2) with bath, shower, toilet and two wash-hand basins.

Also downstairs a separate third guest toilet.  Plus a utility room (10m2) with storage facility for groceries, washing machine and dryer, and the Froling central heating system using recycled wood pellets (installed in 2011) which provides central heating for the entire house.

The upstairs has a hallway leading to two double guest bedrooms.  One very large bedroom of 25 m2, the second bedroom is 9m2. Both have build-in storage facility. Also upstairs a bathroom (6.5m2) with toilet, spacious shower, wash-hand basin and towel heater. Then the hallway leads to a large mezzanine of 25m2 with office space which overlooks the downstairs open plan area. It also has a small loft for storage.

The front of the house has a court yard of 288m2 with a small stone barn with attic which is fenced off with a picket fence and gate. There is also a carport made of oak beams and roof tiles. At the back of the house a large 1000 m2 meter garden, also entirely fenced off with a beautiful panoramic view of one of the local vineyards of Riousse. There is also a 20m2 garden house/shed in the back garden.

As the renovation work was completed only in 2012 (including new electricity, water supply, central heating system and radiators, new doors and windows with double glazing, septic tank, new roof with insulation) no further renovation work is required.  The owners are handling the sale themselves and the local ‘notaire’ will manage the contractual details. There is also a possibility of taking over most of the existing furniture if so desired.

Furthermore, there is the possibility to add 200m2 to the existing back garden. Plus a natural stone barn is for sale which is located at 40 meters distance in front of the house, dimensions 7 mt width, 13mt length, 8 mt height. Both the extra garden and barn belong to an elderly neighbour who would like to sell these.

Price exclusive of notary fees.
