Exceptional opportunity: a dream cottage in the French countryside
This 200 m2 beautiful fully-converted stone property is done up to a very high standard. It is a true work of love and was completed only as recently as 2012. The result is a very charming and quintessentially French stone-built cottage, complete with thick authentic oak beams, red clay floor tiles and cosy fireplace. The owners have lived here from the beginning and enjoy its charms all year round. The house is located in the small wine making village of Riousse, 58240 commune of Livry. The back of the property enjoys a stunning view of a large vineyard that gently slopes up a hill at the southern edge of the village. Although in a rural location, the neighbouring town of St Pierre le Moûtier is only five kilometers away. This gives quick and easy access to a supermarket, banks, the Post Office, a pharmacy or two, doctor's and dentist's surgeries, a school and a number of other shops, including the bastions of French life, a bakery, a butcher and a Bar Tabac (or three). History shows that the statue of Jean d’Arc in the town square is there for a reason. She left her mark all those centuries ago, having laid siege to the town and being victorious to boot.
The village of Riousse is very close ( 5 kilometers) to another village called St Pierre le Moûtier which is halfway between Nevers (department Niêvre, in Burgundy) and Moulins (department Allier, in Auvergne. At Saint Pierre le Moutier is the access road to various motorways, heading north towards Paris and also direction South of France. Paris is 2 hours' drive from Riousse. The town of Nevers which is 20 minutes' drive has a train station. From here Paris can be reached within two hours. Trains heading towards the south of France also leave from Nevers.
Downstairs the property consists of large open plan living, kitchen, dining area with two large fireplaces and one wood burner. Throughout the property stone walls are visible, large oak beams and original French floor tiles which the owner recuperated during the renovation process. The open-plan living/dining.kitchen area leads onto a large hallway with another wood burner and stair case to the upstairs area. This then leads to the downstairs master bedroom with en suite bathroom. Also downstairs a Utility room with third guest toilet, storage facility and the central heating using recycled wood pellets (installed in 2012). The entire house has central heating.
The Upstairs has a hallway leading to two double guest bedrooms which share a bathroom, toilet and shower, together with a large mezzanine with office space. which overlooks the downstairs open plan area. AnIt also has a small loft for storage.
The front of the house has a court yard with small stone barn which is fenced off with a picket fence and gate. There is also a carport. At the back of the house a large 900 m2 meter garden, also entirely fenced off with a beautiful panoramic view of the local vineyard of Riousse. There is also a 25m2 garden house/shed in the back garden.
In 2012 the property was completely renovated, in such a way as to preserve the beautiful features such as the stone walls, the limestone fireplaces, the oak beams and original French floor tiles. No further renovation work is required.
