The Property is comprised of two buildings renovated and adjoined in 2007, for a total of 3800 sq feet/352 sq meters under roof. The Main House (living quarters) and adjoined 'Income Property' were cleverly designed for multiple uses, such as private dwelling with income, or entire property can be opened and used as one large dwelling. There are a total of 9 full bedrooms plus office (or 10th bedroom) and 5 full bathrooms, large kitchen in main house, 2 mini bar/kitchens in ensuites, large living area main house, large common area adjoined building with laundry, maintenance room and maid closet. Exterior 2nd entry, private and secure for guests or rentals.


'Main House' (living quarters) is 2 bedroom plus office or 3rd bed, 1 full bath "jack and jill" (private entry from master suite, and hall access door for guests) Large kitchen/ eating area, living room and beautiful entryway with tower. It is fitted with custom built wood cabinetry, doors, tile floors throughout, kitchen with granite counters, stainless appliances, large bar area seats 4-6 people, expansive living area, and substantial entry with beautiful airflow.  The Main house opens to the front courtyard, gated and secure, quaint space with lots of sightseeing. There is also a guard shack and an exterior utility area on side, also gated. The Main House is not furnished.

'Income Property'  (adjoined/underoof) is tiled throughout, and is comprised of total 7 queen rooms, all furnished/ 4 bathrooms, in this order: 2 private queen ensuites which both have: private bath, private entry, small mini kitchen, large closet, and living area.  In addition, 5 queen sized rooms (all furnished) and 2 full bathrooms, as well as a common area with skylight, laundry, maintenance room and maids closet, and more storage. The 5 queen rooms are split over 3 stories, and share 2 full bathrooms which are located on the first floor. Terrazzo style tile throughout. This entire area was also done in the 2007 renovations. It is furnished but probably needs some updating to furnishings and soft goods.

Things we have learned:

1)In order to qualify technically as a 'hotel' each room being let/rented requires its own private bathroom. (this we learned 2nd hand, but are confident it is the case.) We believe the former owner intended to use the building as a hotel/B&B and had plans to add bathrooms (we have copies of renderings) however he sadly was stricken with cancer and passed away.   Other options such as combining rooms (in back building) for larger suites/less bathrooms needed. Or, renting rooms as a hostel (very popular for younger tourists) or renting entire space. Other uses such as medical/law or general office use is ok as is. 

2) The property is incorporated, we understand this is a benefit to buyer for tax reasons.

3) The property was appraised upon our acquiring it, $495,000 US. Two appraisals suggested that price, it has been 2 years.

We are motivated to sell due to a personal hardship. We had intended to keep the property for our early retirement and new chapter, however retirement is not in the near future due to our situation, so have decided to sell. Property is in excellent condition structurally, well built and maintained, current on all taxes/utilities, fully functional. Cleaning and painting, some furniture, and your own ideas for its future are all it needs.
