A street with noisy neighbors? A history of subsidence? Suffice to say, these are problems that the prospective homebuyer just cannot ignore.

However, let's not forget that not all houses were created perfectly. What we mean to say is that there are some problems that you can ignore, or at least tolerate, and you don't need to dismiss a property just because you have come across one of these issues.

Of course, depending on the extent of the problem you might choose to negotiate on the final price you are going to pay the seller. We'll leave this up to your own discretion, but in terms of the issues that you can be expected to tolerate let's jump into them through the course of today's post.

Issue #1 - Stains on your walls

If the stains are historic, there's absolutely no reason why you should be backing out of a house purchase. Let's not forget that drywall repair in Philadelphia and all over the country for that matter is now more accessible, both in terms of price and the number of contractors who are able to carry it out. There's no need to take drastic action if you spot minor stains, whether it's from an old leak, or even from cooking odors in your kitchen.

Of course, if the stains are fairly new, you need to investigate the reasons behind them. For example, if the water leak has not been resolved, it could leak to much more serious consequences that hurt your pocket after the house purchase.

Issue #2 - The garage is a complete waste of space

Nowadays, garages aren't being used for their initial purpose. In fact, a lot are quickly becoming junk rooms, and this leads many prospective buyers to dismiss them somewhat.

However, instead of viewing them as a nuisance, realize their potential. More and more homeowners are looking to convert these garages into habitable rooms. It's not a cheap task by any stretch of the imagination, but it can make the world of difference to the value of your home.

Issue #3 - The kitchen is an eyesore

More and more studies are suggesting that the kitchen is the most used room in the house. It means that during your house hunt, a lot of us are desperate to find that so-called perfect kitchen space.

Of course, many kitchens around the country are anything but. They can be old, and in short, in desperate need of replacement.

This is something that concerns the modern-day buyer significantly. After all, the cost of a new kitchen can be extravagant - and easily stretch into the thousands.

Fortunately, you don't always have to take such radical action. If the kitchen is the main thing putting you off a house, consider if it's possible to change the cupboards and handles. In other words, you don't have to replace each and every unit of a kitchen, you can change the front-facing ones which will ultimately transform its appearance.

Issue #4 - The deco is horrific

Finally, don't let the deco of a house put you off buying it. Sure, we might be in the age of staying neutral, but not everyone buys into this philosophy. Let's not forget that if you are desperate to save the cents, you can even paint a room yourself and it's not going to make a dent on the overall price you have paid for the property.
