International property investors love small Brazilian Town

In the last 2 years the small Town of Cumbuco Brazil has been attracting property developers and overseas investors keen to get involved in the Brazilian real estate market. Some new developments have sold out at the planning stage whilst others are just about to be launched.

Cumbuco, Brazil, northwest of Fortaleza is home to one of the nicest beaches anywhere in the world. This small fishing village has about 1,500 year round residents, though that number is growing with an increasing number of new developments. It is about 20 kilometres from downtown Fortaleza and 25 kilometres from the airport. Cumbuco is best known for its beaches, with white dunes and perfect conditions for windsurfing and the newest craze, kite boarding, year round.

Because of its tropical location, Cumbuco has a consistent climate that is ideal for beach goers and those who like warm weather. Its location on the water gives it a temperature of 27-32 degrees, never cold and not too warm with the cooling ocean wind.

Norwegian company Dream Properties Brazil sold out their first development at the off plan stage. The company’s first development is now complete and owners have moved in. They report that the beach front properties are doing well being rented by visitors from all over the world.

One very popular new resort in Cumbuco is the Banana Residence Club, consisting of 80 luxury villas in a secure gated community. This development has two swimming pools, a club house, its own fishing lake, gym and sauna for the residents. The detached, private villas have three bedrooms each and start for as low as €75,000 or £50,722. The club has a private management company so the villas are used for vacation or retirement homes and also as rental property.

Cumbuco offers the visitor and real estate investor the best of both worlds. It is a small village with great beaches, but it is also only 30 minutes from one of the largest cities in the country. Getting to Cumbuco and Fortaleza is easy with the new international airport terminal at Pinto Martins International Airport (FOR). The airport is just 15 minutes from downtown, and there are an increasing number of charters that fly directly into Fortaleza from European cities. There is daily connecting service from Salvador, Rio de Janeiro, and Sao Paulo.

The northeast Brazilian city of Fortaleza, in Ceara State, has long been one of the most popular places for Brazilians to visit. It sits on the northern Atlantic coast of the country, above the horn, and has some 2.4 million residents. Although the city is quite large, with over 3 million residents in the metro area, the state of Ceara is far removed from the urban areas of the south.

While this tropical city has been a well-known holiday destination for native Brazilians, in the past few years the area has become increasingly popular with the rest of the world as both a vacation spot and a real estate investment locale. Prices here are less expensive than the more urbanized and populous south, and they are much less than other tropical destinations such as the Mediterranean coast and Caribbean islands.
