About the area
Hermanus is a small fishing town situated on the South coast of South-Africa in South-Africa's most beautiful Western Province. It is situated approx. 75 miles from Cape Town. Surrounded by mountains it is an artist's paradise. Hermanus is famous for its Southern Right Whales that arrive to have their young during the months of June - December. People from all over the world come to see this amazing event. The whales, which are found in the bays in and around Hermanus's marine sanctuaries, often come within feet of the shoreline. Nearby Gansbaai , approx. 20 miles, is very famous for the fact that it has the largest congregation of Great White Sharks in the world. It also boasts the biggest known great white shark. Opportunities to "cage Dive" with these magnificent beasts are offered by local entrepreneurs. For more details regarding Hermanus go to www.hermanus.co.za

Our New LIFE - by Dave & Annamarie Sales
Following a 3 week holiday, in October 2003, (a "once off trip in a lifetime" - we thought!), being so taken back by the Western Cape, we ended up buying a Guest House in Hermanus!! Our story would be a very interesting one for the BBC - I'm sure!
We both grew up in Southend-On-Sea, and have lived in Rayleigh, Essex for over 13 years. We have 2 children, now aged 7 and 10. We were very settled in our semi - detached bungalow, living a very "average" life. My husband working as a sheet metal engineer, and I as a nursery nurse. Neither of us had ever intended leaving Rayleigh - let alone England!
We stood on a beach one day along the Garden Route, the scenery amazing, and asked ourselves "What are we doing with our lives?". We'd both had the same idea of running a guest house in South Africa - something that neither of us had thought about before! We were so impressed by the way of life, and beauty of the country, we decided it was worth the gamble.
Of course , the immigration issues were tough but not impossible, and within just 9 months of arriving home from our trip we'd sold the house in Essex and were at Heathrow with our "one-way" ticket!
Neither of us, or our children, have any regrets about our move, and feel very privileged to be living in such a beautiful country!
To wake up every day to "fresh air", and blue skies 98% of the time is wonderful.
Hermanus is truly a fabulous place! To live so close to the sea, where the whales calf close to the shore is just fantastic. I've travelled to many a country, and lived overseas as a teenager - I've visited the Grand Canyon, Blue Ridged Mountains of Virginia, San Fransisco, Graceland, and Niagra Falls, to mention but a few - and I can truly say, there has been no sight as awesome as seeing the whales so closely in Hermanus!
If anyone is thinking of moving overseas or buying a holiday home, you really can't go far wrong in a place like this!
INCOME POTENTIAL
Vermont is a very popular tourist venue which makes for very lucrative short term holiday rentals. This house, which comfortably sleeps 14, and can be separated into two complete units, will fetch up to R3000 per day during the peak seasons which total approx. 60 days in the year. The medium season rates would be R2000 per day which totals approx. 75 days in a year. The low season would attract rentals of R1500 per day. Total short term rentals could total as high as R450 000 = £32000 per annum which equats to a gross rental return of approx. 13%. This return combined with the current capital growth of sought after holiday homes in South Africa of 15% (a total return of 28%), makes this a great investment opportunity.
