Buying Process in Croatia

There are no restrictions for British citizens buying property in Croatia, you can buy as an individual or a company. However if you are buying as an individual you will need to obtain a permit from the Croatian Ministry of Foreign Affairs, which can take anything up to 12 months, however 6 months is normal.

When you have selected a property you will either sign a preliminary purchase contract or reservation contract. If possible you should insist on a reservation contract, as the preliminary contract is legally binding, in which case, if your lawyer where to find anything wrong with the property, you will not be able to get out of the sale.

All necessary checks would then be made and a preliminary purchase contract, which will be signed by both parties, and a 10% deposit is payable.

When you buy off-plan, you will normally pay in a structured manner according to the developer or agent.
