You should NOT consider property investment in Brazil’s Northeast if You do not want to take your holidays in the land of the Endless Summer. Less than 4 degrees South of the Equator, the climate never varies in Fortaleza, the capital of Brazil’s Northeastern state of Ceara. You are guaranteed good weather on holiday at least 90 percent of the time with more than 335 days per year of glorious sunshine.

Ceara has 567 kilometers of pristine beaches, largely untouched, that have become a worldwide Mecca for surfers, windsurfers, and kite-boarders because of year round ideal conditions. Ocean surface temperatures are 82 F year round with 65 feet of visibility underwater. You do not need a wet suit. In fact, you do not need a weather report. Life’s a beach in Ceara. Then you party.

At the center of Gold Coast, is Fortaleza, a gem of a city with 2.4 MM inhabitants. Big, but not too big, Fortaleza has virtually everything: Nightlife, music, theater, art, cuisine, culture, shopping, even a casino. There is something here for every taste. Yet despite its size as Brazil’s fifth largest city, it ranks 23rd in crime. You are probably more at risk where you are right now.

You should NOT consider a holiday here unless you would like to experience a sun-drenched tropical setting, fabulous food, drink, sport and entertainment. All of Brazil is rich with culture, history, tradition, folklore, and a wondrous, infectious joy of living. Brazil’s greatest resource, her people, of all sizes, shapes, and colors, are warm, friendly and welcoming. All this in a setting rich in tropical sights, scents, and sounds unlike any place you have ever been.

You can swim, surf, dive, sail, golf, play ball, ride, explore, bargain hunt, sight see, explore, or drive a dune buggy for 100 miles in any direction, or take a jeep up a steep mountain trail. You can explore environmental preserves, or just swing in a hammock and do nothing at all. One thing you will be hard pressed to do is to be bored or unhappy.

Tourism has grown 270% over the last eight years and is expected to continue and increase to nearly double the current number of foreign vistors to the area by 2008. The Northeast of Brazil is a favorite destination for other Brazilians and other South Americans.

You above all should NOT consider property investment or holiday property unless you would like a superior return on your investment with less risk than alternative destinations: Ceara is developing and growing faster than the rest of Brazil, and Brazil is developing and growing faster than the rest of the world. Property prices are increasing as the region develops and the value of Brazilian currency—the Real—gains strength as Brazil’s economy continues to gain strength. Property in Brazil’s booming northeast is a double barreled investment: a Real denominated asset. Property in this area changed hands in 2004 at a pace 23.5% ahead of the year before. Brazilian Real appreciated in the twelve months just ended by 25% as measured against Euro, Sterling, and Dollar. Total return for the period topped 50%.

Yet, without exception, property in Ceara and in and around Fortaleza is less costly than any other area of Brazil, and better value by far than ANY comparable alternate destination or real estate market in the world. A three bedroom apartment in an older building, 100 meters from a beautiful beach can be had for as little as $20,000 USD or less. Or, perhaps your tastes run to a 250 square meter house with three bedrooms and a swimming pool, also about 100 meters from a beautiful beach. That will set you back about 27K GBP at today’s rates, roughly 47 k USD. An 8 to 10 thousand square foot mansion—at or on the beach, of course—will set you back somewhere in the range of 200K to 250K GBP. New build luxury high-rise apartments range around 600 Euros per square meter.

Purchasing property is simple and straightforward for non-Brazilians and the right of freehold is incontrovertible. Title insurance is available and the legal process is inexpensive and relatively quick. The tax burden, federal, state, and local combined, is a howling bargain compared to anyplace in Europe and North America, including some places whose names conjure medieval nightmares.
