Aracaju Property, Brazil A guide to Aracaju aimed at overseas property buyers who wias to invest in Brazilian real estate
The city of Aracaju, with a population of nearly a half a million residents, sits on the mouth of the River Sergipe in northeast Brazil. It is the capital city of the state of Sergipe, and lies about 350 km, or about 220 miles, north of Salvador. It is a tropical location with year round warm temperatures, but its coastal location keeps a constant cooling breeze blowing in off the ocean. There are some 30 km of sandy beaches for visitors and residents to enjoy whenever they want. The farther away from the populous southern Brazilian cities you get, the less expensive property gets. Here in Aracaju that is quite true, and you can purchase just about anything you want for less money than you imagined. Because of the reasonable prices, this city is quickly becoming a popular place for international investors. The tropical climate and beachfront location make it a popular place for vacationers and it is one of the favorite destinations for Brazilians looking for a break. According to Brazil Magazine (www.brazzilmag.com), development in the northeast of the country, including Aracaju, is booming and it is a target to lure international investors. There are plenty of existing properties that can be had for seemingly very little. Although most are fine as is, with a little fixing up many of these places will bring in hefty returns. There are also a number of new developments going up around the city. The city itself is investing in its infrastructure to handle all the new residents and building, so it looks to be a good long term investment opportunity. Many of the new developments in and around the city are focused on the south side along the ocean. Property can be had seaside and also a few minutes inland for less money. These properties are close to the airport, which is also on the south side of the city. Many of properties that have come on line in the past several years have seen values rise as much as 20% annually. Some of the new developments include the Miramar Resort, a spectacular new condominium resort. A few other developments include the San Lorenco Villas, Costa Marina and the exclusive Portal Dos Coqueiros, a gated community with luxury homes. One of the more popular existing areas in Aracaju is Atalaia, a beachside community that is also next to the airport. There are many areas throughout the city and nearby that will have exactly what you are looking for. This up and coming destination is becoming easier to get to. It has an international airport, Santa Maria Airport (AJU), with connecting flights to Salvador and Rio de Janeiro. You can get direct flights into both of these cities from most major international cities. The flight from Salvador to Aracaju is about 40 minutes, and flights leave every hour daily.
