Top Tips for Taking Photos of your Home
Pictures really do help sell properties. So taking good ones are all part of selling your home yourself. It is quite simple to get some good pictures to impress potential buyers. Here is some good advice about taking effective pictures.
To help sell your home with us you can upload 4 pictures onto our property advert
Where to take your pictures
We recommend one of the front of the house, two of the interior and one of the garden or master bedroom of a typical house. However any special features that are selling points such as a swimming pool are obvious selling points and your advert would only benefit from showing it.
Top Tip: In our experience some buyers sometimes ask for more pictures before they decide to view your property so why not take a few extras, you can send them to your potential buyers by email
- Digital Camera: use a digital camera, it is going to make the whole process a lot quicker and easier than sending us pictures to scan and load onto our web site. The images tend to be sharper, and of a better quality and they generally look more professional. Any mistakes in your photography can be edited out.
- Good Weather: Choose a sunny time or bright conditions to photograph your house. Light will make your house look better, and a picture with sunshine will always look more appealing.
- Preparation is key: Get your home as tidy as if a potential buyer was about to visit. The photo is the first impression of your home.
- Front of House: The picture of the front is the most important, this is the first picture buyers will see, move the cars parked outside your house, move the wheelie bin and any rubbish in your front garden, plant empty containers and hanging baskets. Give your property kerb appeal
Top Tip: Fill the frame with your house buyers don’t want to see the background unless in a particularly stunning setting keeping the sky and pavement to a minimum will make your photo more effective.
- Back of the house; Mow the lawn, remove weeds from the cracks in your path, fix any fencing and give it a good tidy up
- Inside your home: Pull back the curtains let in the light, straighten cushions remove dirty washing, clear the surfaces in your kitchen. Best rooms to include are the lounge and kitchen
Top Tip: using a tripod in a dark house is better than using a flash
Remember less is more. Don’t include a bad picture in your details. It's better to include less than the number of pictures allowed than put in a bad shot which could put buyers off.
