Mortgages in Romania
Availability
Mortgages in Romania are still in their infancy but in a very short space of time interest rates have reduced and they have become more available to the foreign investor. They are available to both the employed and self employed with interest only options during the first few years.
Cost
Most banks charge an arrangement fee of between 1% - 2% once the mortgage commences and the normal early repayment charges are 2% for the first 3 years. Some banks even offer 0% for the first 6 months so that any would be investor has a chance to source tenants before any mortgage payments are made.
Application process
The banks in Romania only lend on completed properties and won�t make stage payments to developers during construction. The application typically takes between 3-4 weeks and is fairly straight forward.
Newly Formed Romanian Companies
Whilst finance for newly formed companies has previously been a problem, we are now able to provide 70% LTV on an interest only basis. The company doesn't need to have a trading history in order to obtain this finance and it is secured against the property you are purchasing in Romania.
