Who are IPADA
Established some twenty years ago, Ipada – the International Property Agents & Dealers Association – exists to promote honourable and reliable business practices to purchasers investing in property overseas.
Ipada is a trade organisation. Members are vetted and must abide by its strict code of ethics.
A property agent risks suspension in the event of a breach of its rules. If an overseas property agent is not a member of Ipada, a buyer could be at risk!
Members must demonstrate the highest standards of competence and integrity in all transactions with the public.

Code of Ethics
1) Members must have at least three years experience as agents involved in overseas or UK property sales.
2) Members must demonstrate the highest standards of competence and integrity in all transactions with the public.
3) Members shall avoid misleading or exaggerated descriptions in respect of property offered, whether oral or written, with regard to its suitability or investment potential.
4) Members will encourage purchasers to take advice from a qualified solicitor, abogado or other professional to ensure that sales documents, title of property, building permits and registrations are correct and translated into the language of the purchaser.
5) Members who accept purchasers funds as property payment or part payment must maintain a legally separate clients’ account which must be properly conducted. Guarantees must be offered to ensure that such funds are not misused and are passed on to a solicitor or vendor or other party without unnecessary delay and with the full agreement of the purchaser.
6) Members will encourage development and urbanisation projects with respect and regard to environmental considerations and controls.
7) Members who buy and sell properties must make knowledge of their interest available to potential purchasers.
8) Members will fulfill all legal requirements relevant to property transactions.
9) Members will respect the confidentiality of both purchasers and vendors.
10) Members must ensure that proper inspection facilities are available to the public who are responding to all properties advertised by the agent.
11) Members must be willing , when possible, to act on an arbitration panel in the event that IPADA are called on to act as intermediaries in any dispute between a member of the public and an IPADA member.
12) Members are required to use the IPADA logo on their headed paper and, where practical, in their advertising.
13) Members will report to the Secretary any actions from property agents - whether IPADA members or otherwise - that might cause loss to a property purchaser or bring the industry into disrepute.
14) Members agree that serious violation of the IPADA Code of Ethics will result in immediate expulsion. Privileges and use of the IPADA logo must cease forthwith.
15) Members will strive to maintain IPADA’s objective of giving protection and guidance to purchasers of overseas property.
